 Budget & Dues: Dues will be PAST DUE and a $10 Late Fee will be assessed after 4/30.
Checks should be made out to "CCWHOA" and mailed to CCWHOA, P.O. Box 114, Waukee, IA  50263.

Annuals Dues: $40 per lot 
When Payable: Annual Dues are due January 1st of each year. 
Late Fees: After April 30th, a $10 late fee will be assessed. 
Lien Filing: After May 31st, a lien may be filed for any properties that are
delinquent. Lien removal requires payment of delinquent dues +
interest + costs of approximately $105.


Certification of Dues: Selling or Refinancing Your House?
If you are selling or refinancing your home, the lender/mortgage company involved in the new mortgage will likely request an affidavit certifying that all homeowners association dues are paid and that there are no outstanding assessments related to your property. This is commonly referred to as a "Certification of Dues". 
We recommend the homeowner ask their real estate or closing agent to coordinate getting the appropriate document drawn up, then contact the CCWHOA Treasurer (or any Board member) to coordinate a time to sign the document. If the HOA dues have not been paid for the year, then a check for the amount of outstanding dues, fees (and liens if applicable) must be provided prior to the document being signed by an officer of the HOA.


    What do the annual dues go toward? 
 Since the association does not have a swimming pool, club house, etc., the dues are
      used to keep the neighborhood groomed, in compliance with the covenants, and keep
      funds to cover liability should there be an accident on any of the common grounds.
